Homeowners are usually surprised by how much happens before anything looks finished. Here is the honest order of operations on a covered outdoor living build.

Layout & footings
Locate the structure, check grade and drainage, dig and pour footings sized for the roof load, and pass the footing inspection.

Posts, beams & roof framing
Set posts, hang beams, frame rafters and sheathe the roof. This is where the shape of the thing finally shows up.
- Framing inspection
- Dried in

Rough-in
Electrical for fans, cans, outlets and TV; gas and water for the kitchen. All of it before the ceiling and veneer close things up.
- Licensed subs
- Rough-in inspection
- 04
Ceiling, masonry & finish
Tongue-and-groove ceiling, stain, stone veneer, countertops, appliances, fixtures, trim and paint. Then cleanup and walkthrough.
- Final inspection
